Standards of Materials
The following is a list of materials and guidelines that are used as standards for all homes built by Jerry Rylee & Associates. It is important to note that Site Conditions, Local Building Codes, Customer Requests and other factors specific to the project may require deviation from these standards.
Foundation
- Footings – 18” wide, 8” deep, 2 runs of #4 rebar run throughout with poured concrete, unless a greater dimension is required by code.
- Concrete Slab – 6” poured concrete, unless otherwise required by code
- Concrete Block – 8” wide on walls 6 feet tall or shorter, 12” wide on walls taller than 6 feet, also with wire in between each row
- Poured Walls for Basements – 10 feet tall, 8” thick, rebar as required by code
Framing
- Exterior Walls – 2x6 studs, secured by nails and hurricane straps
- Exterior Walls w/ hot & cold plumbing – 2x6 studs, secured by nails and hurricane straps
- Interior Walls – 2x4 studs, 2x6 studs if wall is over 12 feet and is a structural-supporting wall, 16 inch-on-center
- Floor Joists – Wood I-Beams at 19.2 inch-on-center
- Subfloor – ¾” Advantech tounge-and-groove plywood, glued and nailed
- Exterior Wall Sheathing – ½” OSB board, nailed, wrapped with a Tyvek-type house wrap nailed to the heated living space wall areas
- Roof Trusses – 2x8 material, 24 inch-on-center secured to walls with Simpson Strong Tie hurricane brackets every 3rd truss where required by code
- Roof Decking – ½” OSB secured with clips and nails, covered by 15 pound roofing felt paper, secured by cap nails
Windows
- Double Pain, Low-E glass, Single hung with lower tilt-in sash, Vinyl clad, meeting all energy and egress codes
- Installed with a bead of silicone caulk around the entire flange circumference.
Exterior Doors
- Fire-rated (where required by code), steel w/ foam core, installed with a bead of silicone caulk around the entire flange circumference
Electrical
- One 200 amp service panel w/ required circuit breakers, correctly labeled
- 14-gauge wire throughout, unless otherwise required by code
- Smoke detectors hard-wired
- Ceiling Fans standard in every bedroom with separate light and motor switches
- Emergency shut-offs at heat pump unit, outside condenser unit, water heater, and main power entrance at exterior of structure
- Spacing and type of outlets as required by code and as dictated by terms of purchase contract
- TV and telephone jack standard in every bedroom
- Category 5 wiring used for all telephone jacks
- Coaxial Cable used for all TV jacks
Plumbing
- Schedule 40 PVC pipe used for all drains and water supply lines
- Toilet flanges placed as close to back walls as framing arrangement allows
- 2 exterior water spickets included
- Waterline for refrigerator in kitchen standard
Insulation
- R-19 fiberglass bats in all floors of heated living space of crawl space foundations
- R-13 fiberglass bats in all exterior walls of heated living space
- R-19 fiberglass bats in all vaulted ceilings with foam baffles between deck and bat
- R-38 blown cellulose in all flat ceilings of heated living space
- All drilled holes for wiring in interior walls filled with fire-rated caulk
- Exterior sill plates sealed with a bead of silicone caulk
Sheetrock
- ½” Wall board (except where code may require more thickness), mudded, taped, and sanded, smooth finish
- Ceilings – smooth finish
- Metal corner bead on all 90-degree exterior corners
- Flex tape used on all other angled joints
- Metal flanges used on all elliptical and radius wrapped openings
Trim & Mouldings (unless otherwise noted in the purchase contract)
Baseboards – 5 ¼” MDF Primed Speedbase
Casing – 356 Finger Joint Pine material
Chair Rail – two-piece style in Formal Dining Room
Crown – 3 5/8” Finger Joint Pine
Mantel – custom designed using paint-grade material (pine, MDF)
Interior Doors – pre-hung, 356 casing, hollow-core masonite, 6-panel,
Paint
Benjamin Moore or equivalent brand paint, 6 color choices standard
Ceilings, closets, interior doors sprayed
Walls rolled or sprayed
Floor Coverings
- Hardwood standard is site-finished #2 grade 2 ¼” x ¾” Red Oak, tounge-and-groove, no stain, with 3 coats of semi-gloss polyurethane
- Carpet standards are available in our Selection Center
- Vinyl standards are available in our Selection Center
- Tile Standards are available in our Selection Center
Cabinetry
- Maple, Oak, or Poplar species
- European-style hinges
- Tilt-out drawer faces at every sink
- ¾” ply material on all drawer fronts, sides, and backs
- Round knobs standard on all doors and drawers
- Corner base cabinets are lazy-susan design
- No blind corner cabinets
- Laminate tops standard in kitchen
- Molded manufactured marble tops standard in bathrooms
Appliances
Standard brands are Whirlpool and Frigidaire
Oven Range, Dishwasher, and Microwave Venthood are all standard
Roofing
Owens Corning 30-year Architectural asphalt-composite shingles
Plastic Ridge Vents
Overlapped shingle valleys
6” seamless aluminum gutters with downspouts
Siding
Vinyl is standard colors from Royal Crest brand
Cement Board Siding is James Hardie brand
Stone is standard colors from Artistic Stone brand
Driveways and Sidewalks
- Drives are flared at the street, standard 10 feet wide, come out 30 feet from the garage on side entrances, and have a 10’ turn-around (where grade permits)
- Sidewalks are flared at the drive and the front porch and are standard 3 feet wide
